
Building and Renovations
Submission of Building plans for approval by the Home Owner's Association
De Tuin Home Owners Association is constituted, as a body corporate, in terms of Section 29 of the Land Use Planning Ordinance, No. 15 of 1985.

The Constitution of the De Tuin Home Owners Association reads:
Section 8.2 - A Member shall not be entitled to:
Erect any additional buildings and/or structures of any nature whatsoever, nor to make any alterations, modifications or renovations to such buildings and/or structures (“the proposed work ”) on his/her Unit Erf without the written approval of the Trustees, which approval shall only be given,
8.2.1 after detailed plans of the proposed work has been submitted to the Trustees, or any person nominated by the Trustees and;
8.2.2 the Trustees or their nominee are satisfied that the proposed
work is in accordance with the character and style of De Tuin;
8.2.3 the Member has made payment of any cost which may be
incurred in obtaining this approval, including the cost of the
Trustee or their nominee, such cost to be based on the
recommendation tariff of the Institute of Architects, for the work of
a similar nature.

Procedure

An applicant must submit an electronic copy of the proposed building work to the HOA.

A non-refundable fee (payable to the HOA) is applicable to all building plans upon application.

Proof of payment of application fee must be sent to HOA. detuinhoa@gmail.com

All levies (of the applicant) and application fee must be paid in full, before building application will be attended to.

The applicant will be informed of the outcome via the HOA.
​

Should the application be refused, an amended application to be submitted.

Should the application be approved, a copy of the plan will be stamped by the HOA together with an approval letter for the submission to the local authority
Rules when selling your house

Consent fee and Levies must be paid in full

Latest approved plans from the Municipality to be submitted to the HOA for approval
IN THE CASE WHERE THERE IS ANY ILLEGAL BUILDING WITH NO PLANS APPROVED BY THE MUNICIPALITY, THE FOLLOWING NEEDS TO HAPPEN:

Plans needs to be drawn up by the seller

Building plans to be submitted to the HOA

The HOA will then approve if it is in order

Building plans to be submitted to the municipality

Proof of submission must be sent to HOA before consent can be issued.


Exterior Paint Colours
The home owners association has agreed to a variety of standard colours to ensure the value of this well sought-after area is maintained and enhanced.

Light & Natural earthy colours with grey and brown undertones will be acceptable.
Note: Special requests for deviation from this standard needs to be presented to the trustees for approval.
